Who needs RERA agent registration in Gurgaon?
Section 9 governs agents facilitating promoter sales in projects registered under Section 3. It requires registration before carrying out those covered activities. The legal scope depends on the transaction and your role. Read Section 9 of the RERA Act.
Property dealers and brokers often call this a “RERA licence”. When assessing an application, identify the person or entity that will carry on the agency business, receive the brokerage and appear in the application. A trading name alone does not resolve that question.
Individuals and sole proprietors
Prepare your personal and business details together. Where you use a business name, explain its connection to the proprietor so the application, PAN and supporting records tell a consistent story.
Firms, LLPs and companies
Establish which entity is applying and who can act for it. Review its constitution and the relevant partner, director or authorised representative details before preparing the filing.
Renewal or changed details
Start with the existing certificate and the exact change required. An approaching expiry, office move or change of business structure needs a different review from a first application.
Resale, rental-only work or a mixed business? Describe the transactions you actually handle before deciding the registration requirement. Avoid assuming that every property transaction has the same position under Section 9.

Check any additional processing fee
The substituted standard-fee regulations published on 20 August 2026 provide for a ₹5,000 agent registration processing fee when the Authority decides to levy it, effective from the date it specifies. It should therefore be checked against the applicable decision and payment demand. See Regulation 6.

Business address matters: the Gurugram checklist specifies a commercial business address, rather than a residential address. Have the premises documents reviewed before relying on a home address. How to apply for RERA agent registration in Gurgaon
The published Gurugram procedure combines an online application with a physical document set. Use the current instructions linked from the official HRERA Gurugram website when starting the filing.
Confirm the applicant and scope
Identify whether the application is for you personally, your sole proprietorship or a separate entity. Discuss the transactions you intend to handle and the documents available.
Prepare the document file
Reconcile names, addresses, constitution documents and signatory details. Keep readable copies and an index so any later query can be matched to the relevant document.
Create the agent account
Follow the official agent sign-up route. Retain access to the registered contact details and credentials so application communications remain available to the applicant.
Complete REA-I and payment
Enter the application particulars, attach the required documents and retain the official payment record. Check the fee category and any applicable additional charge before paying.
Submit the physical set
The Gurugram checklist also calls for a set of Form REA-I and supporting documents at the Authority’s reception. Confirm the current submission instructions and retain an acknowledgement.
Address scrutiny and check the result
Respond to deficiencies with a clear explanation and the relevant records. When registration is granted, check the certificate details, validity and conditions, and keep a complete copy of the final file.

How long does registration take?
Rule 10 provides a 30-day framework for grant or rejection, with provision to address deficiencies. Queries and the completeness of the application affect progress; a fixed approval date should not be promised. Read Rule 10.
Does an agent need a separate registration for every Haryana city?
Section 9(3)(a) provides for a single agent registration for the State or Union territory. Haryana’s two-authority structure should therefore not be confused with a requirement for a separate agent registration for each city.
When seeking help, provide your business address, existing certificate if any, and intended operating area. A Haryana registration does not provide an all-India registration.
RERA agent registration validity and renewal
Under the Haryana Rules, registration is valid for five years. Rule 11 provides for renewal through Form REA-IV within the three months before expiry; renewal is also for five years. Read Rule 11.
Use your certificate’s actual expiry date to plan the filing. If it has already expired, share it for review so the appropriate next step can be assessed.
Prepare the renewal file early
The official renewal form asks for the existing certificate, updated applicant particulars and fee-payment details. Prepare these before starting the application. View Form REA-IV.

Agent obligations and registration checks
Registration is the beginning of ongoing compliance. An agent’s duties include maintaining records, avoiding misleading representations and helping buyers obtain the information and documents they are entitled to. As a practical working system, keep a file for each transaction containing the relevant project details, client instructions, communications and brokerage records. Make sure everyone acting for the agency knows which current registration details to use.
Verify the official record
Use the HRERA Gurugram registered agents list to check the recorded agent details. Compare the name, registration number, certificate and any available renewal information. If an online entry and your documents differ, seek clarification before relying on an old screenshot.
Penalty for non-compliance
Section 62 provides ₹10,000 per day for contravention of Sections 9 or 10, cumulatively up to 5% of the relevant property cost as determined by the Authority. Read Section 62.
Four checks before you submit
Use one consistent applicant identity
Compare the proposed certificate name with the PAN and constitution records. Where a brand name is used, explain who owns and operates that business. Resolve inconsistent spellings before they appear across the filing.
Review the premises evidence
Check that the address evidence supports the premises stated in the application. If you are relying on a lease or permission to use the premises, have the documents reviewed for your particular arrangement.
Make every attachment usable
Upload complete pages with readable text. Give files meaningful names, retain signed versions where needed and keep an identical set for your records. This makes a query easier to answer precisely.
Agree who monitors the application
Identify who checks the portal, receives communications and arranges additional documents. Keep a record of submissions and responses so a change of staff or representative does not leave gaps.

Is a RERA agent licence the same as agent registration?
People commonly use ‘RERA licence’ to mean real estate agent registration under Section 9 of RERA. It is distinct from Haryana’s property dealer licence under the 2008 Act and from a promoter’s project registration. A brokerage business may need both agent registration and the dealer licence, depending on its activities.
Can I apply as an individual instead of forming a company?
Form REA-I accommodates individual applicants. You should apply in the category that reflects the business you actually operate. Discuss the proprietor’s details and any trading name before preparing the application.
What should I budget for RERA agent registration in Gurgaon?
Check the government fee table above, any additional levy applicable on the filing date and the separately agreed professional charges. Ask for a written breakdown for your applicant category rather than treating a government fee as an all-inclusive service quote.
Can I use my residential address for the Gurugram application?
