What a notary does and does not do
A notary appointed under the Notaries Act, 1952 attests and authenticates the execution of the document — that the named parties signed it, in the notary’s presence, on that date. That is genuinely useful. It makes the fact of execution much harder to deny later.
What it does not do is verify that the terms are fair, that the landlord actually owns the property, that the stamping is correct, or that the document is registered. Those are separate questions, and the first two are where the value of good drafting sits.

The 11-month term is not a superstition. Under the Registration Act, 1908, a lease from year to year, for a term exceeding one year, or reserving a yearly rent generally requires compulsory registration. An 11-month tenancy sits outside that — but only if the document does not create a longer effect through its renewal wording, which is exactly the trap in most downloaded templates.

Electricity, water, gas and maintenance settled to a defined cut-off date, with meter readings recorded when keys change hands.
Subletting and use

Police verification clause
An express clause recording the parties’ position on tenant verification — frequently required by societies and employers.

Notarised rent agreement questions
It means the drafting, revisions and approval happen remotely over WhatsApp, so no office visit is needed for that part. The final document is then printed, signed by both parties and attested by a notary. The signing and attestation themselves still happen in person.

A properly drafted, adequately stamped and duly executed agreement is a valid contract between the parties, and notarial attestation adds evidentiary support for the fact of execution. It is not, however, the same as registration, and where the law requires registration a notarised document does not substitute for it.
For a routine 11-month residential tenancy with an ordinary deposit, notarised is the common and sensible route. Where the term genuinely exceeds one year, the deposit is very high, or you want the strongest position in a future dispute, registration is the better protection.
